LAND GRAB
Spain in general has received some bad press recently via TV programmes in the UK. They do not point out that the problem with land grabbing (ie developers taking your land for development and making you pay for expenses of new roads etc) is in the province of Valencia which is in Spain. We are in Catalonia where we dont have this problem.
FOREST FIRE PREVENTION
Regulations of the fires in the forest land and 500 m surrounding area
In Catalonia forests and forest land cover more than half of its surface area. These areas are imortant for production of raw materials and for plants and trees. Forests have an impact on weather, hydrology, protection of the land, atmospheric pollution and landscape. That`s whey its preservation is very important.
FIRES ARE ONLY PERMITTED WITH PERMISSION FROM YOUR LOCAL TOWN HALL
from 15th March until 15th October from 6 am until 12 midday
from 16th October until 14th March during daylight hours only.
You need to follow these rules when you have a fire in the countryside.
1. Do not light a fire near forest vegetation. You must have the fire at least 25 metres away.
2. Clear a 3.5 metre area around the burn pile.
3. Do not burn big piles,, the fire must not reach more than 3 metres high.
4. Do not burn several piles at the same time.
5. Do not light a fire if it is windy. Extinguish immediately if the wind gets up.
6. Never leave a fire unattended. Supervise it carefully at all times.
7. Extinguish all fire remains before leaving the site.
8. Make sure that embers are totally extinguished.
9. Keep a bucket of water and a shovel near the fire and a mobile phone to alert in case the fire gets out of control.
Barbecues can be used all year round if they are in recreational areas, campsites or in housing developments. Unless extraordinary measures are introduced.

LAND CLEARANCE
If you buy a finca which has been derelict for years, it is likely to be very overgrown with pine trees and brushland. You cannot cut down any pine trees or clear the brushland now without permission from the Forestals. Once a finca has not been worked for a long time they reclaim their rights to control it as if it where forestry land. They usually grant the permission and at the moment it doesn`t cost anything but the penalty for clearing without permission is getting high. As from January 2008 the Forestals will not deal with the matter themselves but will refer all complaints direct to the Courts in Falset. There have been cases where people have built their almacens and masias on actual forestal land and this will end in demolition for sure as Forestals have a lot of power.
The best way to deal with permissions over here is to decide whether or not you could do it in the UK without permission. If the answer is no, then it is the same over here.
